   Ground Fault Circuit Interrupters (GFIs) are the #1 problem found during a Home Inspection.

GFIs are required in residential homes in the bathrooms, kitchens, garages and all exterior outlets, simply put it all about your safety.

Luckily, they are very inexpensive about $12 at a home improvement store and around $30 each from most Handymen (ask your Realtor).

Show up at the Inspection, plan on about 3 hours at the house

Do not pay budget prices for an inspection. A good inspector earns $100+ per hour and a average inspection takes about 3 hours to complete.

   Ask if your Inspection comes with Narrative reports (not a check list), digital photos with denotes (text on the photo) and if you can download the report from the Internet (maybe there is someone out of town you want to review the report before with you).

   Most inspections do not include outbuildings, pools & equipments, spa equipment and sprinkler systems. If you want these items looked at request it.

   Water, Electric and Gas is turned on
   Circuit Breaker Panel is Un-Locked
   If there is a light switch that your customer prefers not to turn on or off, tape it and place a note on or by it – explain why switch is not to be turned off (ie: switch powers Personal Computer)
   Lock-Box with key for the Inspector
   Pet’s – Away for the Day
   Children – Away for the Day
   Access to all rooms and the all walls within them
   Access to the whole yard - Unlock gate(s)
   The hot water heater - if there are items blocking the area, remove them
   Allow 3 to 4 hours for the Inspector
   Who will meet the Inspector and who is paying?
   MLS Print-out and SPUDS available for the Inspector
